Being a Real estate agent in Bali means I get to see some really nice property in some beautiful locations. Jimbaran is one of these places.
Just south of Bali’s Ngurah Rai International Airport, Jimbaran and the popular Jimbaran Bay area are just a short drive from limestone cliffs and some of the world’s most famous surf breaks.
It used to be a sleepy fishing village and, to be honest, it kind of still feels a bit sleepy at times. Maybe that's part of its attraction to those who are looking to escape the much more commercial Kuta and Seminyak trap.
There's a strong sense of community here that feels like it's more interested in ceremony and tradition than other areas north of the airport.
That’s not to say it isn’t busy, because it can be and for good reason.
Jimbaran Bay
Temple-lined roads will transport you to fabulous sunsets across Jimbaran Bay, which is great (read safe) for swimming and, therefore very popular with families. Four-kilometers of golden sand in a safe-for-kids bay is a big plus for any family as is the proximity and access to the Taman Rama School in Puri Gading and the Kasih Ibu hospital in Kedonganan.
It's also where you'll find one of, if not, the best fish market at Kedonganan, lots of beachfront seafood restaurants and award winning international hotels and resorts including The Four Seasons, Le Meridien, Intercontinental and Ayana.
World-class surf breaks
Close by are the Bukit's world-class surf breaks at Uluwatu, Padang-Padang and Impossibles. If you're not an adrenalin junkie there are two nearby golf courses (one in Nusa Dua, the other at Dreamland) and there's also really easy access to go and explore the rest of the island.
Getting there
Getting to and from Jimbaran couldn’t be easier. Access to the new toll road to Sanur is right there and getting to the airport, Kuta and Seminyak is an easy jaunt via dual carriageways.
If you’re hooked on shopping Bali can be an amazing high, but you won’t get your fix in Jimbaran. It’s not such a good place for designer boutiques and the eclectic wining and dining options of Seminyak.
But that’s not say there aren’t any world-class venues because this is where you’ll find a place called Cuca who has a Michelin-trained Chef, Kevin Cherkas as well as the Rock Bar at the Ayana Resort and Sundara at the Four Seasons.
The absence of designer boutiques and up-market restaurants isn't such a deal-breaker for some people, especially when you’re having sunset cocktails overlooking the Indian Ocean with your toes in the sand trying to remember what day it is!
Real estate and property investments
We've found Jimbaran to be a popular destination for domestic investors. It's similar to Sanur and Nusa Dua in this regard.
Freehold land (obviously depending on where it is) currently ranges between IDR 300 million (approximately USD 20k) per Are away from the beach. And 1.2 billion (approximately USD 84k) per Are close to the beach.
In case you don't know, an 'Are' is how land is measured here in Bali and it's 10 x 10-square metres.
Houses and villas have a much wider price spread, of course. Location, build size, and quality will play their part but it's worth noting Jimbaran is close to what is fast becoming Millionaire's Row in the Bukit. Generally speaking though, property in Jimbaran itself and the Jimbaran Bay area sits comfortably in the IDR 2.5 billion (a house rather than a villa) to 4 billion range.
