As a property broker there are two questions I get asked almost on a daily basis; how much is my house worth? And how can I sell it as quickly as possible. Here are some inside tips that might help answer both.
Set the right price!
Before setting an asking price, do a comparison of similar land and buildings for sale in the area. Don't try to sell above the average market price because this creates a negative first impression and it means you'll probably be forced to negotiate and reduce your price in the long run.
And if you're not prepared to negotiate down, your property is very likely to be on the market for a lot longer than you want.
Make sure your paperwork is complete
Often sellers forget about having all of their documents and paperwork in order and complete. But this is a very important part of the Due Diligence process at the notary.
If your documents are complete the process becomes much easier … and much quicker!
Location
Apart from setting the right price, location is also an important factor when it comes to selling your house in a timely manner. Questions to be asking yourself are:
Is the location in high demand?
Does the location have good access to services and amenities.
If the answer to those questions is 'Yes', then again you might be looking at a quicker sale than if the answers is 'No'.
Photos
Photos create a super important first impression!
Put yourself in the prospective buyer's shoes. They are looking at possibly dozens of properties in specific areas and within certain price points. So why shouold they choose yours? What makes your property worth their time and interest?
Remember, before deciding to conduct a location survey, prospective buyers will always want to photos of your house first. How your home looks when people come and visit is probably one of the simplest things you can do to prepare your home for sale, so it always surprises me that people often overlook this important step.
