Real Estate Sales Agent, Putri Ayu from Seven Stones Indonesia, shares some insights with WILLIAMS MEDIA about why she believes in developing strong, meaningful relationships and trust with vendors and buyers.
Tell us a little about yourself Putri. Where are you from and how long have you been working in real estate in Bali?
My name is Putri and I’m Balinese. I was born in Tabanan in 1997 and I spent my formative years there, to complete my high school education, which I successfully did. After this, I pursued a Master's Degree in Business Management and started my career in the real estate industry in 2020.
How did you first get started in real estate?
My career in real estate started with a position in Real Estate Administration at Seven Stones Indonesia, where I diligently managed administrative tasks, documents, and provided invaluable support to our team of sales agents. Within just eight months, my dedication and commitment led to a promotion and I become a Sales Manager. In February 2023, I decided to become a licensed Real Estate Agent, expanding my horizons and embracing new opportunities in this dynamic industry.
What do you like most about real estate in Bali?
Bali is one of the most popular destinations in the world for both tourists and expatriates and that results in a high demand for property compared to other parts of Indonesia including Jakarta, Bandung and Surabaya. The pricing of properties in Bali is highly competitive when considering the value they offer. This includes spacious villas with features like infinity pools, breathtaking ocean or jungle views, lush gardens, and the potential for a highly promising returns on investment.
The diversity of property types and the ongoing challenges in this dynamic market continually motivate me to enhance my learning and maintain a heightened sensitivity to risks and responsibilities. It’s also great to see such beautiful places and develop relationships with many interesting people.

What are the biggest challenges?
Every property and everyone buying or selling property is different and that means there are going to be challenges throughout the whole process from negotiating prices, terms and conditions for agreements, payment terms, taxes, foreign ownership restrictions, legal and regulatory complexities and Bali’s dependency on the tourism sector. But we always manage to successfully deal with these challenges and help our clients the best we can.
You’ve had a successful year so far, why do you think that is?
“Focus, belief, and action.” I maintain a sharp focus on identifying excellent properties with the greatest value and that means those properties that are priced right, have a high quality of build and offer profitability to potential buyers. To do this effectively, I have to believe and have full confidence in what I’m offering. I also like to learn and constantly explore innovative strategies. Additionally, I've honed my listening skills, prioritizing understanding my clients' needs and how I can best assist and help them.
Where do you see Bali’s real estate industry heading?
The trajectory of Bali's real estate industry is challenging to predict because of heavy reliance on tourism. The industry's future prospects may improve if the government assumes a more active role in regulating development on the island. However, considering the present circumstances, where rampant development threatens Bali's natural beauty, compounded by inadequate road infrastructure, there is a risk of Bali losing its charm.
Having said that, I think there is potential for optimism in the coming years. We may see a shift toward property types that emphasize sustainability and eco-friendliness, aligning with global trends towards more environmentally conscious real estate. This could be a positive direction for Bali's real estate market.
What advice would you give to investors looking to buy property in Bali?
Understand local regulations, understand the location and what the location offers, consult with local experts, understand your budget and financing options, clarify your investment objectives and resale potential and be realistic. There are plenty of people out there who have unrealistic expectations and invariably don’t find what they’re looking for in a timely manner.

Where do you see your business going in the next five years?
In the next five years I’ll be handling high-end properties and handling them very professionally. I also plan to invest in property myself – if I see value. Generally though, I can see Bali’s property sector become more sophisticated, focusing on properties that seriously address environmental issues and proactively contribute to community development.
What do you like to do when you’re not working?
I love to connect with nature and the outdoors. I travel when I can and enjoy experiencing the different ways people live.
